I wouldn't expect much pullback in price unless there's a 2008-style crisis. 

If you are very busy and want an easy to learn, easy to teach software, Rent manager is probably not the choice.  

If yes to #1, do you think that person would teach you the ethical way to do things?

Go to some meetup groups in your area and you will find someone willing to teach you.Good Investing...

Just pay him for his time and he will teach you everything about the law that he knows and that is most of the battle.
