Bozo and Krusty, who are absolutely desperate for a place (almost always for good reason), are who WILL apply for overpriced apartments, usually because they have no real concept of how they're going to afford the rent.Turnover and vacancy are what kill you in the LTR game, and they kill you faster if you're working with a small portfolio.

Property was about 7% under market rent and has a T-12 vacancy of 12% before acquisition.

From my understanding, the IDR plan will factor in my income and family size, making it more affordable. 

Due to the likelihood of needing to replace AC and/or furnaces in the next 5 years, there will probably be another year or two of near zero cash flow at some point.When I bought these houses, the neighborhoods had a lot of rental homes, but were still desirable affordable neighborhoods.
