This will give the buyer time to order an appraisal, have prelim title work done, building inspection, survey (if needed), check with the city/county to make sure it can be used for their business, etc...

In the state of MD, if a property sits inside an LLC on its own and the buyer buys the membership of the LLC instead of buying the property directly, there is no recordation tax.
