Unlike a senior community where there are TONS and TONS of seniors and plenty more becoming seniors all the time, your pool of buyers is much smaller I think. 

I am not sure who  you're investor pool is but anyone worth a dime here or off the boards I know value real estate primarily off appreciation qualities and mitigate cash flow through different mechanisms. 

Adding more bedrooms, new floor plan, new kitchen, floors, exterior paint, landscaping, and pool rehab.

I recently purchased a property that includes a 3-bedroom, 3-bathroom main house and a pool house that can be converted into a 2-bedroom, 1-bathroom unit.

Added perk of having somewhere I can visit with a pool!

@David MinayaProperties over 1M tend to take longer to sell because the buyer pool is smaller even in a market like SD. 

I paid All Cash for a 3/3 Townhome in a like new small Community with garage and pool in Valrico for $173,000 and it went up to $320,000 the first year of Covid.

What about access to a pool vs having a private indoor pool?
