. #3: You're MUCH more reliant on the whim of the economy with shares, vs. property.#4: People always need to live SOMEWHERE (even you).#5: It's much easier to BORROW to buy property, vs. shares (and STILL obtain positive cash flow).

You can raise rents, the economy is good so tenants have a greater ability to pay your rent, appreciation is chugging along, and you have your $100/month in cash-flow along with it.

The great thing about buying SFR for a cash flow rental property for the long term is even if values drop in the short term because of a down economy rent prices increase because no one wants to purchase housing when home values are falling.You just need to be a little careful in the area that you are trying to invest.
