You mentioned NYC, my answer will be biased from SF Bay Area experiences, mostly East Bay and Silicon Valley, with some SoCal mixed in.People chasing cashflow don't buy SFRs.

I would also run a bead of silicone caulk around the perimeter of the installation prior to putting the molding on.

It's all about preference at the end of the day just like an investor may want to buy Coca Cola stock because it is a 127-year-old company and another investor loves investing startups ran by 20 something-year-olds in Silicon Valley like Facebook was years ago. 

The Dot.Com bust hammered San Francisco and Silicon Valley real hard but other areas were pretty much unaware.
