Sale price: $2,300,000 Two separate contiguous parcels of land of approx 14 acres in Collin County, McKinney ETJ (Prosper ISD), North of DFW area, Texas.

I'm just waiting for all of the people who bought Florida land in the past 30 years -- when global warming became widely known in society -- want the federal government to bail them out for declining property values even though they knew they were buying in vulnerable areas.

And am actively looking for a coach to guide me through (1) identify a market - city/state (2) assemble / shape a deal (3) execute the deal and (4) help orchestrate a onsite team to run my first MF.

This is basically only in 2 wards and the alderman have the ability to make zoning and land use decisions for their specific ward, but the whole thing is counterproductive.  

Currently, I have a ton of equity in my home (valued at ~$4M), have good credit (800+), and despite being between jobs and without a steady income, have the capital now to invest and want to develop a plan so I can take action in one shape or another.

If units are being rented at $1200, I question if your units in their current shape (in need of renovation) have a market rent of $1200.
