There are hundreds of other ways Sellers can try to sweep problems under the rug.

Rugs ruined.

If you wish to provide plain area rugs that would be okay - they can be easily replaced.

It just looks so piecemeal, like you were doing it save money.Or, you could cover those small patches with a rug or something but then it looks odd when you show the place why the rest of the place is practically empty but yet there's a random rug lying on the floor.Even then, the tenant will complain and demand new carpeting when they move in and discover the problem areas.As you can tell, I've been thinking long and hard on how to avoid buying all new carpeting.

Since it's such a small area, why not buy an area rug to place over the commercial carpet?

It feels highly unethical that they basically yanked the rug out from underneath me and put me in a position where I have no other choice.

It's one more party that can tell you what to do and pull the rug out from under your plans. 

Paint, rug, toilets, showers.

The wooden floors were last refinished in 2020 (have all receipts), last tenant move out in 2022 with no issues to the floor (have pictures from move-out inspection),  2023 move out - large parts of the wooden floor are covered in black chemical residue (maybe from cheap rugs?)
