Most real estate investors oversimplify some aspects of their business and overcomplicate other areas.

If I was your buyer, I would have liked to see an accent color on the shingled areas under your roof gables, but again a lot of this is personal. 

I have a great network here in Utah for almost every aspect of the transaction and I am always happy to represent anyone as an agent, with hands on experience with investing, I currently own three properties and am finishing my first flip.

They have a ton of equity >$100K, <3%, but older home in need of roof, A/C, and water heater in next 5-10 years.

The knowledge part was only one aspect of what I was missing.

This is truthfully the most overlooked aspect of most investors business.

You CANNOT put everything in the lease, like no dancing on the roof.

- Do you handle evictions and the legal aspects involved?

It was always....black swan event, interest rates never went this high, no one foresaw this, insurance and taxes are through the roof, not our fault.

And some of the biggest repairs not for some time (roof 20, hvac 10, etc) .To me, building a new sfh should allow you to get a bigger discount than what is typically available these days unless you're really getting lucky.
