And also the contractors - they know what it costs to replace a floor with LVP per sq ft. 

Luckily even with the extra $100 toward principle the last few years I was able to build up reserves that I'm comfortable with but as soon as money has to come out of reserves I'm sure I will use the extra $100 to replace it until I'm back to my waterline and start putting it toward investments again!

Talk with your lender about this proposal...  1) Get a solid quote on the roof replacement and share it with your lender.    2) Put the funds in escrow with your bank for the sole purpose of replacing the roof.    3) Close on the property.    4) Install the roof.    5) Get reimbursed for roof expense out of escrow.Most banks are fine with something like this if they know their downside is covered.  

It worked she said she was having a bad day and a replacement to answer the phones while she took a coffee break still hadn't shown up and they were short handed that day and she hadn't even had lunch yet, she answered my questions and finally her replacement showed up.

If I am going to sell it, I will repair or replace the dry rots, paint exterior, and repair the roof.

I will definitely ask what we can repair, replace and/ or improve as I usually do.

We are allowing her to find someone to replace it and save money as long as they are licensed and we approve it.
