For some its replacing carpets, repainting, replacing odd items etc....Finally, I would not do this deal...Its too much money to me for too little rent.  

Turns out the HOA has been imposing special assesments over the past year (to repaint the complex, upgrade the pool, etc). 

The doors in our rental look yellow now that we have repainted the house white.

Well this weekend, as I was scraping paint, repainting cabinets and doing many other laborious tasks, I looked at the shower and thought that I should replace it (there was something stuck to it but otherwise it looks new) but just then @Brandon Turner said, "Don't fall in love with your rentals..." and went on to talk about not doing unnecessary fixes and replacements in rentals.

The entire house needed repainting and the yard certainly needed some attention.

When he cited that the hall ceiling needed to be repainted, guess who spent the weekend doing this while the tenants sat and watched TV.
