Got a question for the Jersey City hosts - I bought a single-family home recently and plan to rent out some rooms.

What they are currently using the home for (renting by the room vs renting the entire house to one group) isn't your concern.

Because I was so annoyed with RentRedi on this I just told my tenants I would discount their rent by $1 every month.

Is there anything I should focus on for the design / layout if the purpose is mainly for renting out? 

Without it the lease would remain between the previous owner and the tenant, you would not even be entitled to rent...

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Raising the rents will not be as easy as merely sending out notices of rent increases.

But as of right now I want to wholesale and maybe buy some preforeclosures for myself to rehab and rent.
