It's very doable, but if you think "I have 50k I'll keep recycling it", you'll be going pretty slow if you don't find other funds (which may be fine if you want to do 1-2 deals/yr).

The house is in pretty poor condition, they have sheets for garage doors, apparently they ripped out the copper heaters for the metal recycling, dogs doing their business inside on the floor, dead rat in the garage, etc.
