At the end of the day, your leg work has to come in somewhere - either you're hustling to drive people to your website (handing out cards, connecting with people and telling them to check you out etc.) or you're hustling on the "back-end" to get your website ranking high enough that people find it organically.

At the end of that hold period, you should already have a decent amount of equity due to CA's average annual growth rates, and if San Diego continues to flood with new residents (it was ranked the 8th fastest growing city in 2018), that decent amount of equity could grow to a sizeable chunk of change.

While there is a reliance on 'welfare' or entitlement still exists (to a large degree), I wouldn't discount the area as a whole as it seemingly has done better than the 'hot' markets during the downturn...I do understand Syracuse (and Buffalo) aren't doing as well as Rochester overall but I think even Syracuse has ranked high on the rent to returns chart, probably due to the welfare nature as well.
