It might be hard to manage unless YOU'RE local as finding a management company to take on a random 4 plex in BFE might be hard.   

You have a little bit of an information advantage most sellers don't... buyer is acquiring for a reason, it's not just random, you have a record of what prices this single buyer has been buying the other units. 

Fire dept can be really random and onerous.

I know I'm just a random stranger on the internet, but if you assume for a second that I am a great marketer, what do you think I could do to best leverage my marketing skillset with real estate?

@Gui Qiu I would speak with people who have a current and clear mastery of estate planning in this specific instance and not random people on the Internet like me..............my understanding is the inheritance tax applies to the recipient; in this case you.

Note - Kansas City Missouri is getting very landlord unfriendlycurrently, you have to register as a landlord and its free but they also just passed a new ordinance that starts in January that requires you to register for a fee annually and be subject to tenant complaint and random interior inspections.It is my understanding both with run side by side, which seems stupid and redundant.They are also working on a new 5 year housing policyOne thing they are looking at there is that you will not be able to discriminate based on source of income.

@Jay Ragland do you mind sharing the break dow as in purchase price and rehab cost...it would be nice to see the before and after image...I can imagine you have put on lot of work in it...looks fantastic.
