The reason I prefer this have to do with taxation.  

A minimum of two years of post-secondary education, or equivalent hours of (60) sixty semester or (90) ninety quarter hours.

Paying interest to reap a quarter of it back on your taxes is ridiculous.

Suppose you sell one house per quarter?

We are going to see a plateau this time next year and by 2nd quarter 2018, we better have piles of cash ready to buy.

That stock has terrible earnings one quarter then files for bankruptcy 3 months later and loses 95% of it's value.

We have assets that have returned 100% of the investor money in two years and the investor still is in the investment getting quarterly cash flow checks.We still keep the apartment in the partnership and every quarter like clockwork the investor continues to get payments.  

Income from leveraged portion of the property will be subject to taxation so be sure to consult with a knowledgeable CPA about tax consequences (this is not the case in a Solo 401k, which is one of the reasons it makes it superior to the IRA).
