Renewing your lease with the tenant who is paying gives that tenant some control/power in the situation and rewards good behavior (i.e. paying rent on time).

I know for me starting out in real estate it was a lot about building short-term wealth but as time has gone by I realize that real estate investing can be much more rewarding as a long term wealth building strategy. 

@David Faulkner I love that- I am seeing a pattern regarding the Expired (or stale) listings and although the strategies require some patience- there seems to be big rewards.

At best  you are going to get rewarded any hard costs you incurred.... inspections etc etc..... otherwise, you can't force her to sign the final papers.

How do you provide equal risk and equal reward in this situation.

Because those rules are simpler than analyzing your own risk/reward profile or long-term investment goals, they attract a lot of attention.  

If you're going to go with C class building just make sure that you are rewarded for that and also plan for higher vacancy, turn over costs etc.

I know being a landlord is no easy task but can be rewarding also.

That number seems to cover any unforeseen expenses and still walk away with a good risk/reward.

I have mentored others and find it to be very rewarding.
