If you have toys and scratch posts and other items to keep cats entertained then they are less likely to tear up floors, couches etc.Having a pet is a privilege and a responsibility not an afterthought.Dogs can be too big for a space and even if small if the owners do not walk them many times a day they can pee and crap all over the place.

As much as it's true that a good TK prop should provide reliable passive income for many years, you shouldn't be paying upfront for the privilege of having an investment that *should* produce returns.Yes, Tk providers put in a lot of work on rehab, marketing, research and deal hunting etc and will make their cut by buying a distressed prop and then selling it fully rehabbed to the investor at a fair market price - that's how we make our money, that's the business.

My main question is I understanding the purpose of setting up each property in its own LLC and I have owned my LLC here in California for 4 years and pay $800 a year for that privilege (sarcasm).
