(I imagine those demos are the biggest consumers of co-working space), but I wonder if there is a niche in the suburbs as there are tons of freelancers, solopreneuers and work from home types out here.Most of them are setting up shop at Starbucks, but it's tough to do meetings, conference calls, etc. there because of noise/lack of privacy.

I am closing a deal this Friday and the sellers settlement attorneys have issued me a Gramm-Leach-Bliley Act notice stating the following "In compliance with the GLBA, we are providing you with this document, which notifies you of the privacy policies and practices of Investors Title Insurance Company and (Firms name), Attorneys at Law."

If you can offer your house for prices comparable to the rents in local apartment communities, and have comparable amenities (pool excluded) I think you'd have a competitive advantage in that you are offering a house which gives more privacy.

If you can show that the need for having the out of office location is for certain tasks (like the ones you mentioned), whereas your home office is necessary to complete tasks that can't be done at the rented place (say, performing work in total privacy with no distractions), then the IRS will permit you to deduct the cost renting out of home space with the deduction for your home office.

I've never set up an entity before & I wasn't really sure which would be best, but everything I read seemed to agree that Delaware, Nevada, and Wyoming were the best states for privacy concerns and favorable tax consideration.
