Once your furnace gets replaced by the home warranty it's time to drop your coverage, before they raise your premium. 

Yes there is a premium in the purchase price, however hopefully there is little to no repair costs for the first 5-10 years.

Depending on the borrower/buyer strength I’m able to obtain a 10-20% price premium.  

I ask them to list "Trailwood Realty as additional insured" which ensures I'm notified when there are changes in their policy (like when they don't pay the premium and the policy is about to be cancelled)

Now, the other 2 owners know I want to buy their units so I anticipate they will be asking for a premium.

With the low inventory, properties that need work are often still going for a premium, but it is your money and you should take on these issues with your eyes open.
