I am not sure where exactly this property is, but this is an example of why I prefer B class neighborhoods or better when looking for rental properties. 

Your job is to keep tightening it up (geographically and based on asset type) and meeting investors until you have a buy box that makes sense for you.There is also no point to running deals through a calculator if you are seeing them.

I typically prefer to find and vet the deal and pass it off to local.  

If you don't know what type of assets you would like, you have to think about your why for real estate.

We initially allowed investors to manage these properties themselves and ran into a lot of issues that affected the integrity of the neighborhood which then affected the other investors and their assets. 

What do you do with the profits from the company to avoid income taxes.The loan is an obligation of the estate and must be paid by the estate (sell assets) or by the successor/inheirator of the asset.

This fosters a top-down management approach that ensures accountability and efficiency throughout the property.As I've earned from my own experiences, the difference between a good operator and a poor one lies in effective asset management.

I don’t want my lack of experience with motels to stand in the way of making this opportunity a success.I’m primarily looking to connect with investors or operators who have experience with motels to learn more about this asset type.

Selling the current assets to roll over to other assets to alter the operations and performance.
