The future is almost impossible to predict and your equity growth could stop anytime. 

I see a lot of P&L projections that list taxes and insurance as the only expenses and then use projected rents to calculate income (It's amazing how many rental properties are listed for sale with rental rates far below market rates).The snide replies to your post are predictable from this group.

I’ve seen investors with larger portfolios eventually see it level out and become more predictable since you can spread those expenses out across more buildings/doors.

If you can't sustain the predicted cash flow, you aren't winning.

Studying that area in the past performance of home values can help you predict the future but it is still a little difficult.

When I attended real estate investor meetings in California 15 years ago, one of the invited speakers said he used the affordability index to predict the top of the market.

It might have worked as a rental, but the rental prices are not as predictable as they are in CLT.

Perhaps it will be a valuable variable involved in some kind of AML based predictive analytics toolset?
