Hello Nick, I am starting to explore the MTR space, and would like to position my property in the Bay Area to large tech companies.

The tenants have not taken great care of the space, would this cause a lower reasonable rent? 

When I typed in Google the title company and address, the building space is listed as vacant on Loopnet.With reporting this to the FBI, I'm guessing this is under Internet-Based Fraud or something else? 

I am new to Real Estate Investment, venturing into commercial real estate space (multi-family rental properties) and willing to expand my network to build a team across the different states for potential opportunities. 

Before Pictures  (Zillow Link)After Pictures (Airbnb Link) This investor purchased and painted all the bedrooms and living spaces, replaced flooring all throughout, and has gotten brand new and very high-end furniture. 

You are ahead of the curve to some degree compared to others, but most moving into this space now lose.

Just looking to get some tips / efficient ways to speed up the process while also getting a solid tenant in the space. 

My expertise is in the fix and flip space and now, I'm heavy into ground-up, new construction of DUPLEXES and Build 2 Rent (B2R).

Before you move ahead is there a particular reason why having this commercial space is important to the project or are you building this design because that's what the zoning requires?

Our track record of over 36% IRR to our investors is hard to match in this industry or any other (and that includes two recessions, unlike most of the currently active syndicators in our space).
