Failing both of those, you're left with pleading with the attorney (if there is one) or any other heirs (that may or may not exist) to convince the PR to make a move on it.

Odds are even if it does go to court I don't think you won't get jail time, but there could be fines if a judge decides to find you guilty of practicing brokerage without a license.

Tenant starts blowing my phone up this afternoon pleading for more time & to not show up with the sheriff.

I'll admit flipping shows is a guilty pleasure and need to be aware that it isn't reality.

Even if the Seller/Tenant is 100% guilty of staying an extra month, they can refuse to sign the escrow release and the money could sit there forever or until you get a court order.

When i was reviewing his prior criminal records history, i noticed a case against him (VA Statute Code Id: 32.1-314) back in 2018.He pleaded guilty and court records website says he is been sentenced for 10 yrs.
