I really see the farm going the more agritourism route than just growing veggies.So, I think the next step is to have the land surveyed so I can create a legal description and sign a legitimate sales agreement .

Still a seller's market, but it's showing some signs of changing. 

Since signing a contract with them I am unable to get anyone to answer emails or phone calls and am curious of others experiences.

They would say come in and sign the loan papers on Monday.  

I have a Wynd sensor in my units (mention that we have it and it's 99.9% accurate in our emails), put it in my house rules that it is a $250 fine, and have a sign small above the detector with the same language.

I now have a 6-month lease signed with a tenant, am avoiding higher vacancy during this recessionary period, cut out 19% of expenses, and have far less headaches.

Month-to-month means they have not re-signed a lease but are operating in the holdover period on the same terms.
