This process is done immediately if there is an asset they can show....the wrap note that is an asset.One of my coaching clients is selling his personal residence like this after he gets done with his forensic loan audit so that he can downsize.

Unfortunately, this problem waste a lot of my time that could be spent on other investments.I have used the same tax professional for many years and he is very educated, but also much older than me and it's hard for me to understand all the reasons he has expressed why is better to put the rental on my personal tax returns.

If the management fees stay in Sch-E, it is exposed to ordinary income both at Federal and state level, which is way higher than SE taxes of 9.55% (15.75-6.2 (personal social tax already maxed out)).2.

I have other HELOCs that were much easier to get both personally and professionally.

Personally I think there are great opportunities in Dover, Somersworth and Rochester. 

Most margin loans and SBLOC are Prime + or FFR +, and the ones Im familiar with are 8-13% right now.The only other thing I can think of is that if you're a HNW with a good relationship with your private banking team, maybe theyll give your a personal line based on your net worth and assets with them.  

Personally, I'd cash-out refinance into a 30 or 15 year loan.
