IF your personal goals for investing in real estate involve gaining additional units, then this MAY be a fantastic opportunity (especially if the refinance loan is a long-term fixed rate loan at a less-than-dirt interest rate) and you can redeploy the capital sometime in the near future.However, IF gaining another property (therefore more complexity, if nothing else) runs counter to your vision and goals for real estate investing, then the good news is:  you're sitting pretty currently with a nice cash-flow AND equity.So, let your vision guide you.

You'll both discover things about yourself and about the business that you didn't (and couldn't have) known from the onset, so have built-in "checkpoints" in which you honestly discuss how everyone is feeling in their role, the vision you are pursuing, and the pace you're moving at.

Unless you are creating some kind of world vision - think the Teslas, Googles, etc - the arrangement is almost purely transactional; they are looking for maximum dollars for minimal work, and you are likely looking for the opposite.
