What are your goals for ROE?

I think you might be able to 'juice' your ROE by boosting that rent up to $1,595 based on a comps analysis I performed within the surrounding area. 

So if I were to calculate ROE, over time, ROE will change.

That was my ROE target with a PM.

While many perils are insured, wind storm, fire, hail, etc. something like a railroad gas car overturning or an oil pipeline breaks, might cause a loss of tenants and that will take time to sort out, all the while, you'll have clean up, repairs and leasing duties to get back into the business.  

I bought it at a 6% cap rate and now it's returning much more on the initial investment, though ROE isn't especially high because it's gone up in value a lot.It's hard to take the first risk, it wasn't until that first investment property that things started to snowball in a good way.

From being a vacation hotspot to constantly rotating through a steady real estate market, the town consistently brings in an overturn for rentals.

I think the way to approach these types of questions is to look at return-on-equity (ROE).
