Check out the nearby members and network https://www.biggerpockets.com/meet, it will help you a lot to find partners that can help you out in investing.

Get comparable sales of nearby properties.

The only way to truly know if the house is priced appropriately is to run the nearby sales comps for similar homes (sqFt, features, updates, etc).

There is a Meijer and strip mall with good restaurants and businesses nearby including a Whole Foods that helps garner renters, owners to the area.

Fayette County is more difficult than others nearby.

From what I recall BMW, Glaxo Smith Kline, and a few other companies are nearby approximately 30-45 minute drives from here. 

But there are too many instances where the descretion of the appraiser is allowed due to lack of nearby comps or personal perception of the neighborhood.
