Little did I realize in the contract, they stuck in a clause that entitled them to a rental commission even if I found my own tenant within the 180 days.Fortunately, the tenant is moving to his recently deceased father in law's house, taking his time, and by the time he moved out, the 180 days lapsed.

The properties are already mortgaged up to the point where there is no equity available to cash-out with a refinance.All 5 properties are currently rented, but you know it is only a matter of time before a tenant stops paying, or catches the kitchen on fire without renters insurance (that they let lapse), or any of a million other probable issues.Is defaulting and continuing to collect rents until the banks foreclose a viable option?

Unfortunately, our decision was just overruled as it's a condo and the Board just let the FHA approval lapse Mar 31, so while we would rather just sell it quickly, take the profit and forget about it as it would be our only rental in MD and we'd rather not keep one here, our best option is to rent now as the alternative seems to be much lower offers from a cash buyer or hoping for luck for someone who can get a conventional loan, which our lender says is highly unlikely as most conventional lenders still want to see FHA approval.

Good luck getting the place insured if there is a lapse of coverage as lender's coverage is more expensive and hard for an individual lender to obtain.
