Cosmetic issues like the one's you explained do not pose an inhabitability concern.

To be fair however, I'm looking for permanent debt on a mobile home park I own in which the trailers are also included in what I own.

Regarding there being NO EMD- If you sent me a contract and did not put up EMD then as far as I"m concerned, we do not have a binding contract. 

My biggest concern would be the possible damage you can't see and if you only have 3 years of life on it, you'll conceivably be back in this spot again very soon.
