That's right, BiggerPockets was founded 11 years ago today, and the 11th year was an explosive one. we reached a ton of milestones, including:-Over 30 million people have come through BiggerPockets since its inception.

.* I have contractor ready and he said he will pull all permits,etc. doing a phased contract where we make payments based on milestones* I am looking into getting insurance to be safe for property for theft,etc. but its in a decent area so not as worried* All cash deal and we have cash on hand so not worried about that.* He is giving me a contract and wants a cashiers check of 5K with contract signing.

I personally feel like doing that first deal is a GIANT milestone!

Since the bankruptcy discharged the loans back in 2009 the standard 4 year waiting period from the date of discharge should be the time milestone to overcome.  

But instead of hiring a couple "contractors" to do all the work, I will break down the Scope of Work into weekly milestones and hire specific tradespeople to do that particular work for the week.  

By this process, we can purchase homes that are in good shape and that don't need major repairs since we are both very busy 40+ hours a week professionals.We will repeat this process for several years and once we hit a milestone of substituting our income at 70% occupancy rate, we will stop personally funding and retire from the workforce.
