At a minimum,  you should understand what the current zoning is and what restrictions there are.As the post above mentioned reaching out or going in person to speak with the planning and zoning department will be very helpful.

Just like this new wholesaling law.. you will have many listen to wholesale gurus who will never mention which states have these regulations they may make a small mention about legality but they will take the money first and worry second about their students.

Funny that you mention a Top Golf because part of this saga I didn't mention is that at one point the developer who was failing at rezoning this site was "threatening" to open up a Top Golf on this parcel smack dab in the middle of the city.

Rates are not going down and something like that we would not do, we would go 24 months max and would be 12%+. so 10% is good YUP that is a smokin deal for private money for 5 years.. now the OP does not mention points if any..
