This way, if they want granite/marble/quartz, they have that option to upgrade to what they want. 

As long as the landlord follows the statue and meets all of the dates, then you should be okay on that one.

You will be selling on the performance of the property, not the view or the nice marble.  

Find a local apartment association or real estate investor meet up to learn about statues, how to screen tenants, and processes, you will have people to go to for questions so you can self manage.

For example, putting a marble countertop in a low income rental wouldn't add a penny to the value.Good Luck,Mike

Personally I hate carpet and would go with a ceramic or marble tiles.

Plus just google late charges on rent in state of MS the MS statues should pop up and you can see what is in the code. 

Do not get suckered into spending a ton of money on the "Bells & Whistles" because renters do not care if you built a home that has over priced marble counter tops, expensive tile, cabinets, appliances etc. 

Not all markets need giant slabs of granite/marble in open kitchen floor plans :) Good luck!
