I do have some large projects in the pipeline which could increase that number by another 100K or so but its safe to say low 300's and I will have a tax bill of about 50K this year so ultimately it is very safe to say I am liquid for 250K right now that I'm ready to invest.Due to my job I have access to subcontractors of all trades... roofing, tile, granite, flooring, paint etc at pretty much cost (day rates of the actual laborers).

Install ceramic tile in all areas that have linoleum (bathrooms, kitchen, laundry)?

Is there a loan or special repair's program that can i use to pay for this, Unfortunately for me i do not have $18,000 - $40,000 laying around.

Hi guys, I have a tenant on one side of a duplex in South Park who's indicated that when it rains, she has water coming through the back door and  now it seems some tiles may be coming up on the floor inside the door area as well.

How much tile... floor, tub enclosure, halfway up the wall? 

And when you do lay down the law on these tenants make sure if they leave your new leases don't come due in the same month.
