Utilizing an attorney sans title insurance can work well - IF the attorney is knowledgeable and experienced in real estate transactions and the parties are ok forgoing title insurance.  

So to end this post, if anyone happens to know of someone who can provide such knowledge or who may need assistance that would be amazing! 

My plan is to contact some local Real Estate Attorneys, and Title Companies, to give me hopefully some more knowledge.

I came across conflicting information online, so I wanted to double-check with the knowledgeable folks on this forum. 

I do not call them mentors, but at the end of the day, the role they fill is to provide advice based on their expertise and their knowledge of where we are in our business. 

The process requires some knowledge from your agent. 

If you are 75% complete rehab you are very close to ordering furniture IMO.3 - Look for safety hazards - i.e. uneven steps etc.If your time in town is limited I would focus on these 3 areas.  

3.Zillow doesn't bring me any units, my realtor also doesn't have knowledge on multi family units, what are my other resources you would recommend?

When you talk about replacing income, the safety of that cash flow is much more imperative, since presumably you are living on it, too.And then you combine both thoughts: safety in income stream to live off of, and cap rates/yields from assets.
