One option I haven't heard anyone mention (because they're still fairly new) is MiniStays.

I would think selling would be the best option so you can move on from the property and then invest elsewhere (not in an IRA thereafter).

Off-market property is the best option for fix and flip, but since you are planning to live and flip, some on-market properties would also work.

If you decide to pursue this option be sure to EXPLICITLY spell out how the maintenance of the buildings will be handled as these types of facilities tend to be hard on property from my experience.
