Taking it one step further, the vast majority of my tenants don't work, so the commute time discussion is completely moot as far as my plan is concerned.

As far as the tenant owning their own mobile home, look at Alabama Code Sections 35-12A-1 through 35-12A-15, which provides the remedies for selling mobile homes that are abandoned.

It is such an incredibly simple addition it makes no sense that this is so complicated.

Baselane is so easy to use I can do it all myself for my 5 properties, and believe me, I am no bookkeeping whiz! 

As far as the practicality, you want to look for homes with somewhat separate spaces, and theres an app now called padsplit that I've not used but have heard good things about to help with the management nuance of it.  

Investing is so neighborhood specific that a general mentor would only provide basic information that is free on any podcast or social media. 

I wish I could point to an all in one system that could help, but they don't exist as far as I know.
