#7 I almost think you are trying to get a perfect property with no work or effort on your part, that is easy to manage and will be hands off passive investment.

The odors are not always easy to eliminate within the normal apartment turnover routine.

It's easy to obtain, costs very little, and doesn't require extra, on-going effort to maintain.

The property manager will be involved for years, and they want it to be something easy to manage.

Raising money is easy; managing assets is hard.

Guest mode is pretty cool once you get it setup.Super easy for Roku TV's and I won't have any other type of TV in the rentals. 

If they do then it is an easy negotiation.

They do everything for you (payments, taxes, insurance coverage) - the website and app are easy and functional and you can vet your guests!

The accounting software that you choose should not impact your relationship with your accountant as long as you can provide them a report that is easy to read and understand.I would suggest, if possible, to change softwares at the start of a year as it would make things easier.Furthermore, make sure you to carryover all balance sheet ending balances to your new accounting software.Best of luck
