The deal maker in me can't ignore a possible equity situation.  

Hello all,I have been involved in real estate half heartedly for over ten years and i'm finally ready to make Real Estate my life.  

I would price out the plumbing and electric for the smaller stacked units (think ge space maker or smaller) in the units before a free standing building....you just need a closet size space and they do this in the efficiency units (450square feet) where I have a condo rental..this may put the costs for electric back on tenant if individually metered..

Some of the repairs were very silly:-A strip of wood on the exterior laundry door isn't painted and she says it needs to be fixed-The fridge ice maker doesn't work and she was told this when she inspected and now 6 months later she's demanding it produce ice-They have mice and want me to exterminate although it's a SFRI provided 48 hours written notice we would be attending to repairs.I arrived at the appointment time with 2 contractors to get everything done.

People make real estate investing and money making sound so easy and I have found it to be a lot of work.  

Get the information you need and always make sure you are insuring that YOU are the decision maker and YOU have majority control in a partnership.Knowledge is powerful.

While the foundation of any true money-maker is getting a motivated seller to sell you property at a discount, knowing your exit strategy can help determine how much of a discount you need.

Due to my wife being laid off from her job we are wanting to make real estate investing a full time lifestyle.
