Why sell a man a fish once when you can sell him a fish meal forever?

I cook meals at home, and we eat leftovers for lunch.

If the fleas do not sense the heat or movement of a meal...they will go dormant (or the young ones will just stay in their cocoons) and can do so for close to a year i'm told. 

Maybe you'll exceed the goal this way, you'll almost certainly have a healthier portfolio than if you only look at 4 plexes until your next buy.

I have a high credit score, no debt and about 10k of play money I am not worried about risking, I am saving as much money as possible right now to reinvest and cooking meals myself, staying with roommates, etc. to cut costs.

I have an older disabled relative and we called social services and they sent a care taker to go over 3 hours a day, 3 days a week to clean, fix meals, help take a shower, laundry.

Find new TK operators who have healthier deals.

A driver to drive them to the chiropractor twice per day, pick up groceries for them, and a person to cook healthy meals and clean the home.

@Lena Claybon mentions in her original post that she likely can sell then Piece Meal @Jay Hinrichs mentioned. 

This encourages the tenant to re sign a year lease and meals them feel like they are getting a discount if I only raise the rent by $10-20.
