Without a formal inspection, it would be difficult to know how much capital improvements are required to get renters in ASAP.Even if the $500 number for the rent above is correct, but there are $50,000 in capital improvements needed to make it habitable, there are many investors that will quickly walk away.Just a couple thoughts.

I can't make that a habit though, or I'd be better off tearing the whole thing down.Since I notice that you're in PA, I'll also mention that this building is in a suburb to the north-east side of Pittsburgh.I'm honestly not too afraid of vacancy in this building as I'm trying to improve it and raise rents - but I definitely don't want to lose the good ones and keep the bad!

screen and check everyone that's over 21. period. he makes quite a bit of money. the large debt bill signifies poor spending habits. if all else fails and still concerned..why dont you do month to month or half a year lease?

graet point Al Williamson...as a personal rule, i have stayed away from buildings where one tenant is on top of another..for one thing, the noise as al said..another is plumbing leaks from one apartment down into the other..if a tenant keeps their shower curtain open, it will eventually leak down into an apartment below...if it leaks into their kitchen below,they see the damage and hopefully stop...if it affects another tenant, they may not realize or it care to change their bad habits

There's a lot of fools putting people in harm's way by moving them in to units that have serious safety concerns, like loose hot wires, no smoke detectors, failing exhaust ducting and more.

Va loans are awesome, but there are a few caveats - the property has to be in really decent condition - not necessarily sparkling clean, but 100% "habitable" as is.
