There may be a delay to start, but all other payments are mandated by the court and paid by the trustee - better than gold. 

Could be anyone in the chain who may have used the wrong terminology.

Be careful daisy-chaining your properties together financially with HELOCs because if a downturn in the market occurs, your property investments will fall like dominos.

I would first get rid of the chain link fence in the front.

I am sure you think you work hard for your money but  I have seen many investors who do shoddy jobs or less than quality on their flips and price like they are gold plated so let's not call the kettle black.

If you are really serious about the investment, use title company to conduct title search on the property to get a whole picture of all the liens and chain of title history of the property. 

Mindset and goals are everything and when the numbers can lay the course you are gold!
