So I'm genuinely curious about this topic, and I apologize if it's been covered previously. 

@Shiloh Lundahl I am speaking more from the former perspective- genuine, learning, community atmosphere. 

Never gives you a BS ARV or CMA and genuinely wants to help.

We create an atmosphere right off the bat where the resident can see that we genuinely care about them. 

I am sure that the long term positive effect you had on them was probably even greater then the transformation of the condo!

I'm genuinely curious to hear how much time per day or week do you spend on BP, and how do you fit that in with everything else you have going on.

So then I get a call from an electrical contractor stating that the unit next door is having some issues with their power and they have located that the problem is under my deck, and they will need to remove boards, dig it up, and do a repair.However, a couple of small twists in the story make me nervous.One is that apparently the homeowners are responsible for the maintenance of the power line from from the transformer, so it’s not the association with deeper pockets who is on the hook, its the nieghbor .

But if you genuinely try to get to know one or two people and start to build up a relationship, it will be a lot more sincere than just trying to ask 10 people how they got started. 

Typically A+ properties are A+ because they are new construction or because another investor has put the capital into transforming them.
