@Donny AldoAt this point I'm pretty disenchanted with F&G as a company.

Even if, say, the roof needs replaced, but it isn't currently leaking and keeping you from renting the unit, then you can punt that option, at least for a bit.And I also second Rob's take on going straight to the contractors.  

This sounds very doable. as long g as the property.is suitable for this.

The commercial lot is also vacant, on a commercial strip (mom n pop retail, banks, gas stations, etc.) 2 lots down from a moderately busy intersection in a redevelopment zone.

The backyard has a built-in gas firepit and seating area.

My Engineering degree and experience managing BIG projects in Oil & Gas have greatly helped me Fix-n-Flip and manage my own properties. 

Or I'd have to try and work up my log hours from home depot & gas station receipts which would be a big pain in the butt.

We hired a plumber (that we have used for years) to fix a tub spout leak and toilet repair.

Water heaters, furnace, plumbing leaks, replacing a roof, replacing the main water line, tree trimming, microwave replacement, etc. $20-25K would be awesome but you can likely get by depending on condition for $10-15K. 

So if the pipes are not leaking , they are fine .
