In Windermere & Winter Garden, investors love the new construction (townhomes-SFH's) but even the older stuff is solid as there really are no "bad neighborhoods". 

I have lived in South Florida for quite a while (from Palm Beach Gardens, down to Homestead) so I know we have a hot market and creating opportunity is probably gonna be a better bet than banking on a turnkey deal to cashflow.I will definitely be keeping my eye on Home Path because I am beyond ready to find, fix, and rent my first deal!.

He also mentioned Winter Garden, Oviedo, Winter Park, and Lake Nona.

I had a tenant watering her little garden and she asked a friend to handle it while she went on vacation.

There are three units we are renting, the 2nd level we plan to rent for ~1200, 1st floor for ~1600 and garden unit for ~1000.

With a pool and large garden of course...

I raise rent and use some of that to cover the gardener cost.

Crown Heights, Weeksville, Cypress Hills, Flatbush, East Flatbush, Canarsie.Other surrounding areas - Bushwick, Ridgewood, Prospect-Lefferts Gardens, Prospect Park, etc. have hit their ceiling in my opinion.Best of luck to you moving forward!
