The thing is huge and just sucks to have it sitting empty outside of me hanging out in there with a couple beers and a TV on nice days. 

You can probably hold out for the right renter but you might be waiting a couple months. 

For the last couple of years I have been working from home for a very good company so I kept moving the financial goal posts because I wasn't miserable. 

Set the wayback machine a couple of years ago and that was pretty acheivable.

I don't think I would charge anyone for a chipped handle or two for a couple reasons.

You’re going to spend hundreds replacing the fridge and then spend hundreds per year on bottled/filtered water instead of paying a plumber a couple hundred once?

There has been a ton of new construction for housing the past 4 years and that’s why vacancy rates are 10-12% and rental rates have dropped the past couple of years.
