Compared to another investment in New Mexico, I have much better performance and half the hassle.

Basically I'm wondering people's strategies for giving the seller assurances that I will not default on the loan, or skip out on paying by selling the house and high-tailing it to Mexico ;)Finally, what are the tax implications of going owner-financed?

Currently station in Germany and we have a house in New Mexico for rent.

I am also looking to possibly buy some properties in Memphis/Kansas/New Mexico but the biggest challenge I see is getting a good property manager as I will be investing out of state as well.
