Pace is a good rental area for the $180K market, rents can be between 1400-1600 for that type of a place (look at school districts when purchasing as that will facilitate a better long term tenant and higher rent in this market).

That area can vary greatly in demographics depending on the zoning area, as I know there is a large spanish district north of the school and one that the county 'zones' around for school zones.

In my opinion, potential buyers are looking to be in a certain school district, municipality with low taxes or close to their employer.

The 2-2 story homes are next door to each other in the historic district of this city, and 1 has been completely gutted already; the other has been separated into 3 different units, and has 1 tenant still in there upstairs, and the two bottom units have been trashed.
