Then during inspections if I find something big i.e. pipes, roofing, etc then I come back to renegociate. 

Also they'll run a static water test or scope the plumbing to make sure that the pipes didn't crack due to the movement of the house.  

Adding to the shock was that he was using the shower and the projectile striking him wasn't the shower head, but the faucet to the tub"As the pictures will show, the faucet was not secured to the shower wall - which there was no way for us to know until the incident occurred - and the pipe connecting to it has a lot of dirt and build up.

Evaluate your current lease and make sure you covered for these frivolous costs in the future I did tell them today that this was the last call unless it was an issue with the actual unit or appliance or a busted pipe or something.

Hi @Jacob Beemer so it appears that you may have exhausted your available lending resources such as banks, HMLs, P2P lending and family members. 

obv minis would be better but also more expensive.I have this worry that a tenant gets in there and the doesn't fill the oil, then they use space heaters and cause a fire or pipes to freeze.

In fact, it is technically possible to defer taxation indefinitely if you play your cards right.I'm sure some much brighter minds than mine will pipe in on the thread at some point, so always defer to advice given by Qualified Intermediaries or other 1031 professionals.
